This page is based on vacant residential land sales in Florida recorded from January 1, 2024 through December 31, 2025. The data was pulled directly from the Florida Department of Revenue, which means it reflects the full market, including off-market transactions, not just MLS listings.
To keep the numbers focused on typical retail land sales, we filtered the dataset to buildable residential lots only. We excluded multifamily and condo plats, removed sales with structures or improvements, and limited the analysis to parcels under 50 acres.
We also removed repeat buyer activity within each county to reduce the influence of bulk purchasing (for example, large homebuilders or groups buying many parcels in a short period). This helps the county-level pricing better reflect what individual buyers and sellers are actually paying.
Finally, all pricing is shown as price per acre. Each county includes a low range, median, and high range to reflect how widely land values can vary within the same county based on location and property characteristics.
